Preliminary Planning
- Initial
client conferences to define project, programs, desired solutions,
space planning and interior design participation. Development of
budgets and time schedules.
- Consultation with building
owners, representatives, architects and/or general contractor (as
required) regarding preliminary tenant improvements and cost allowances.
- Jobsite
verification and documentation of existing conditions as required to
implement design services. [Field measurements and verification]
Space Planning
- Site and project analysis.
- Programming to determine necessary space requirements.
- Determine furniture and equipment needs including inventory of existing furniture and equipment items.
- Schematic layouts to determine adjacencies, work flow and best utilization of space.
- Preliminary floor plans. May include proposed millwork or other fixed architectural features.
- Preliminary
furniture and equipments plans to determine credibility of space plan.
May be used as the basis for eventual design and mechanical and
electrical system.
- Preliminary budgets – Coordinate with project GC.
Interior Design - New construction. Tenant Improvement. Remodels.
- Schematic
design - Interior details including but not limited to millwork,
reflected ceiling plans and architectural features such as pilasters,
columns, frames and door types, interior glazing, etc.
- Color, finish and fixture selections.
- Written finish specifications, finish detail drawings and related documentation. [AutoCAD]
- Furniture plans. [AutoCAD]
- Inventory
and assessment of existing equipment and office furnishings (assets) to
assist with re-use in remodel or new construction projects.
- Assistance with re-upholstery/refurbishing of existing furniture items.
- Artwork and accessory selection.
- Presentation boards.
Project Management
- Furniture procurement including ordering, tracking, expediting receiving and installing new furniture, accessories and artwork.
- Job site coordination and observation of finish and fixture installation.
- Development of furniture specifications and submission for bidding purposes.
